The AIPP launched its own awards programme in February this year with a focus purely on customer service. The Association put itself in the position of the international property buyer and thought, ‘What do I want to see in an agent or in a developer to reassure me that they will deliver?’&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;&lt;span style="font-family:arial;color:#000000;"&gt;Questions covered the due diligence processes in advance of selling, the transparency of the marketing and the successful delivery of promised service to clients. Off Plan Property Abroad had to supply client references and these were called by the Association in advance of judging.&lt;br /&gt;The judging took place in two stages; all entries were first judged by five people from within the industry who were charged with whittling down the entries to two or three for a shortlist in each category. A group of colleagues or friends could get together and purchase property. Creating an investor group is a clever way of buying property offplan overseas. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;color:#666666;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;color:#666666;"&gt;Here are the benefits:&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;color:#666666;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;p&gt;&lt;span style="font-family:arial;color:#666666;"&gt;1. Reduces each individual investors exposure to risk in a given market. Rather than investing in one property by buying in a group you could spread your total avaiable investment into other markets with your group. Allowing you to buy in other markets.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:arial;color:#666666;"&gt;2. Mortgage finance at completion of the property(ies) can be based on the income of all investors within the group i.e. if there are 4 buyers 4 individual incomes could be taken into account for lending. &lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:arial;color:#666666;"&gt;3. By leaveraging your money you can acheive a larger investment, and benefit from growth on the gross purchase price of a property. By buying as a group each individual investor benefits from growth on the gross purchase price, although split between the group. &lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:arial;color:#666666;"&gt;4. Buyers with little or no cash could look to borrow money to invest. Unsecured lending is still widely accessible in the UK upto £25,000 for an individual. &lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:arial;color:#666666;"&gt;5. Allows the purchase of higher value property using the buying power of the group. Property that may not be affordable for just 1 member of the group.&lt;/span&gt; &lt;/p&gt;&lt;p&gt;&lt;span style="font-family:arial;color:#666666;"&gt;It is important when establishing an investor group that this is done with people you trust. Ultimatly &lt;span style="color:#666666;"&gt;once the properties you buy as a group come to completion all of you need to be singing from the same hymn sheet.
